The Villas at Sunset Inn Rental Agreement – Signature Required
Thank you for your reservation at The Villas at Sunset Inn. We are looking forward to having you as a guest and we hope you enjoy your stay. We are now requiring a rental agreement to be signed prior to arrival. Please respond to this rental agreement within 48 hours of booking in person or online. Please note: you will NOT be able to check in to your villa until the agreement is signed.
As a renting guest, you are responsible for your villa and everything in it and on the deck. Please note:
1.) Deposit: 50% due at time of booking with remaining balance due 30 days prior to check-in. Cancellation: 100% refund if canceled 60 or more calendar days before check-in. 50% of deposit is refunded if you cancel 31-59 calendar days before check-in. Final payment is due 30 days prior to check in. NO REFUND IF YOU CANCEL WITHIN THIRTY (30) CALENDAR DAYS OF ARRIVAL. You will receive a reminder if you are late with your deposit or final payment. A $50 late fee will be applied if payment is not received by the due date. Failure to respond within 2 days of the late payment reminder email/text will result in a cancellation of your reservation with no refund.
2.) Please do not move indoor or outdoor furniture.
3.) The renter will be responsible for paying for any damage to the villa, contents of villa, or The Villas of Sunset Inn property.
4.) The amenities of The Villas of Sunset Inn are for guests staying on Sunset Inn property. No outside guests allowed.
5.) Smoking is prohibited in the villas. Any smoke detected in the villas will result in a $750 charge to the card on file AND an additional $250 for a deep cleaning fee.
6.) Fireworks of any kind are prohibited at The Villas at Sunset Inn.
7.) Pool, hot-tub, docks, sea-walls, and any lake areas are not supervised and swim at your own risk. *Regular diapers are not permitted in the pool or hot tub. Swim diapers only where applicable.
8.) Glass is strictly prohibited in the pool, hot tub and playground areas. This is a zero tolerance policy. Broken glass resulting in the draining of the pool or hot tub will result in a $1,000 charge to the card on file. Broken glass in the hot tub, pool area, or playground area that requires cleanup but not a drain of the pool or hot tub will result in a $500 charge to the card on file.
9.) Fires are only permitted in our lakeside firepit. Portable firepits are strictly prohibited.
10.) Pets of any kind are prohibited by renters.
11.) Checkout is 11AM sharp unless approved by our onsite manager.
12.) Be mindful of your villa neighbors and surrounding properties with noise and foul language. We pride ourselves being a family resort.
Violation of these policies can result in a termination of your stay with no refund.

Check in time is after 4:00PM. Check out is at 11:00AM sharp.
Sunset Inn Resort does not provide towels of any kind. Please remember to pack your bath, hand, and beach towels. *Cabins 4 and 12 provide bath towels.
Each cabin has a park style covered grill for use. Please remember to bring charcoal.
Each cabin has a standard coffee pot. Please remember to bring coffee filters.
DID YOU FORGET SOMETHING?
No worries! Woods grocery store is right up the road at the intersection of Highway 5 and F. Dollar General is on F. Walmart is in Osage Beach and Camdenton.
