The Villas at Sunset Inn Rental Agreement – Signature Required

Thank you for your reservation at The Villas at Sunset Inn. We are looking forward to having you as a guest and we hope you enjoy your stay. We are now requiring a rental agreement to be signed prior to arrival. Please respond to this rental agreement within 48 hours of booking in person or online. Please note: you will NOT be able to check in to your villa until the agreement is signed.
As a renting guest, you are responsible for your villa and everything in it and on the deck. Deposit: Deposits are due Feb 1 of the calendar year. If you book after Feb 1, 50% is due at time of booking with remaining balance due 30 days prior to check-in. Cancellation: 100% refund minus the 3% credit card fee if canceled 60 or more calendar days before check-in. 50% of deposit minus the 3% credit card fee is refunded if you cancel 31-59 calendar days before check-in. Final payment is due 30 days prior to check in. NO REFUND IF YOU CANCEL WITHIN THIRTY (30) CALENDAR DAYS OF ARRIVAL. You will receive a reminder if you are late with your deposit or final payment. A $75 late fee will be applied if payment is not received by the due date. Failure to respond within 24 hours of the late payment reminder email/text will result in a cancellation of your reservation with no refund.

Policies:

1. Bring your towels of all kinds.
2. Smoking is prohibited in the villas. Please note although marijuana is legal in Missouri, it is prohibited on the entire property of the Villas at Sunset Inn. This includes smoking and vaping marijuana. If smoking is detected by our cleaning crew in the villa, a $750 fine plus a $250 deep clean fee will be added to the card on file.
3. We are on a septic system. Personal hygiene items, food and grease need to go in the trash and not the toilet/sink. Please use the toilet paper provided.
4. Please keep the contents of each villa within the villa. The villas are individually owned and the contents of the villas are the property of the owners. Please do not “borrow” chairs, porch candles, etc. from other villas.
5. Guests of the Villas at Sunset Inn are not allowed to bring pets. While we appreciate you vouching for Fido being the world’s most quiet and hypo-allergenic dog, please leavet all pets at home.
6. The pool and hot tub have no diving and no roughhousing rules. Children under 12 MUST be accompanied by an adult IN the pool/hot tub area.
7. Glass is strictly prohibited in the pool/hot tub/playground areas. Broken glass will result in a $1,000 fine to the card on file. ZERO EXCEPTIONS
8. The PWC/Jetski dock is for PWC/Jetskis only. Do not store kayaks, paddle boards, and the like on the PWC/Jetski dock.
9. Check in is 4pm and check out is 10am. If you arrive early, please do not interfere with our cleaning crew. Turnover days are very difficult for them. Do not place coolers, bags, etc. on the porches. Please wait for them to complete your villa entirely before moving in on them.
10. Remember to rebook for the following year prior to checking out. Reservations are NOT automatically renewed.
11. This is a family resort and we want everyone to have fun. Please be mindful of foul language, loud music, etc.
12. 12. We have guests who love to fish and fishing is welcome from any point on our property. When not fishing, please make sure poles and fishing gear is clear from the walkways on the docks. Additionally, no one likes to step on a fishing hook. Please pick those up.
